Before we collect the final payment we walk every room with you. We check seams on carpet, plank alignment and transitions on LVP and hardwood, grout lines and edges on tile, caulk on countertop seams, and trim and quarter-round. Open every cabinet, run every faucet, and look at the floor from a few different angles in natural light. If anything is not right, point it out. We would rather fix it the same day than have you live with it. We also leave you any leftover material for future repairs and a care sheet for your specific product.
Products
Short version: LVP is best for kitchens, bathrooms, basements, and homes with kids and pets because it is fully waterproof and scratch-resistant. Hardwood gives you the best resale value and that classic look, but it does not love moisture, so we steer it away from bathrooms and below-grade basements. Laminate is the budget pick at $2.99 per square foot installed and looks great, but it is not waterproof like modern LVP. If you have dogs, a finished basement, or a busy family, COREtec or Shaw LVP is usually the right call. For a formal living room or dining room, hardwood still wins.
Stainmaster PetProtect and Mohawk SmartStrand Forever Clean are what we recommend most for pet households. They are built with stain and odor resistance baked into the fiber, not just a topical spray that wears off. For pile, a low-profile cut-pile or a tight loop Berber holds up better than a soft plush in high-traffic areas. Pair the carpet with a moisture-barrier pad and you have a setup that handles accidents, muddy paws, and kid spills. We will bring samples of both lines to your in-home estimate so you can feel the difference and check colors against your wall paint.
Granite is a natural stone with one-of-a-kind veining and a price range that starts lower than most quartz. It needs sealing once a year and handles heat very well. Quartz is engineered, totally non-porous, never needs sealing, and gives you consistent patterns across slabs, which matters for big kitchens with multiple sections. Quartz from MSI and other lines we carry resists stains better than granite for things like red wine, coffee, and turmeric. If you want unique character and do not mind light maintenance, go granite. If you want set-it-and-forget-it and predictable patterns, go quartz. Both are excellent.

Warranty
The manufacturer warranty covers the product itself: fiber wear, finish defects, delamination, stain resistance, and so on. Those terms come from Shaw, Mohawk, COREtec, Bruce, or whichever brand you chose, and lengths range from 10 years to lifetime depending on the line. Our workmanship warranty covers the install: seams, transitions, plank lock, grout, and anything related to how we put it down. If a seam opens or a plank lifts because of how we installed it, we come back and fix it at no charge. We hand you both warranty documents at the post-install walkthrough.
We back our installation workmanship for one year on flooring jobs and two years on tile, bath, and kitchen remodels, which is longer than most shops in the area. H&T Carpet Floors is fully licensed and insured for residential and commercial work in Michigan, including general liability and workers compensation on every crew member who steps on your property. You can ask for our certificate of insurance and we will email it before the job. For commercial customers and property managers we provide COIs naming your company as additional insured at no extra charge. Tojo has been the licensed owner since 2004 and the showroom address at 1938 Whittaker Rd has not moved, so we are easy to find if you ever need us.
For most flooring jobs we ask for 50 percent down at material order so we can lock your product and schedule, with the balance due at the post-install walkthrough once you have looked everything over and signed off. For bathroom and kitchen remodels we usually run a draw schedule: deposit, rough-in milestone, and final on completion. We do not collect final payment until you have walked the job with us and confirmed it is right. If you are using financing, the lender pays us directly on the same milestones.

Often yes. We regularly take jobs in Brighton, Howell, Tecumseh, Adrian, Monroe, and into the Detroit metro for the right project, especially full-room or whole-house installs and commercial work. For jobs further out we may add a small travel line to cover crew time, and we will tell you that before we measure so you can decide. Call the showroom and describe the project. If we are not the right fit, we will say so and sometimes we can recommend someone closer to you. We would rather be honest than oversell.
Scheduling
Lead time depends on the season and the product. Carpet and in-stock LVP often install within one to two weeks of signing. Special-order hardwood, tile, and counters add another one to three weeks for material to arrive. Spring and early fall are our busiest seasons, so calling early helps. If you have a closing date, a baby on the way, or you are listing the house, tell us at the estimate and we will do everything we can to hit your date. Sometimes we can shuffle the schedule to fit a tight deadline.
Yes when we can. Real estate closings, water-damage replacements, and insurance jobs are the most common rush requests we get, and we keep some flex in the schedule for them. If your insurance adjuster needs an itemized estimate quickly, we can usually get one to you within 24 to 48 hours. Yes. For offices, restaurants, retail spaces, churches, and rental property turnovers we regularly install evenings, overnights, and weekends so you do not lose business hours. We have done full carpet and LVP swaps in office suites between Friday close and Monday open, and we coordinate with property managers and cleaning crews so the space is ready for staff Monday morning.
